Description

The beautiful Köstrimäe former church manor rectory, whose roots go back to the beginning of the 19th century, has come up for sale (see the last three historical pictures). The building was more thoroughly rebuilt in the 1830s and 40s. The main building (total area 552.9 m²) is a cross log building on a high stone plinth, with a corrugated iron roof. The house is decorated with three verandas. The building is covered with wooden boards.

Köstrimäe has been an integral part of the history of Vändra Martin parish. The pastors and priests of the parish have lived and served here (1841–1944), and in the years 1836–1850 Johann Voldemar Jannsen (Estonian journalist, teacher and one of the leaders of the national movement, https://et.wikipedia.org/wiki/Johann_Voldemar_Jannsen) was also associated with the house. Later, a school for the deaf operated in the building. During the Soviet era, the main building was divided into six apartments, and the director of the collective farm also lived here. After regaining independence, the house was returned to the congregation, and the current family has taken several important steps towards the restoration of the building and property.

Over the years, several labor-intensive but necessary innovations have been made. A seepage field has been built, a closed 6 m³ toilet collection tank has been installed and a 25 meter deep borehole has been drilled. Both ponds and ditches on the property have been cleaned once. Water pipes and sewerage have been brought to the second floor and the electrical system has been updated. Three new electrical panels have been installed, the electrical wiring has been renewed on a larger scale on the second floor and partly on the lower floor. A terrace has been built behind the house, and electricity has been brought to the adjacent building with an underground cable. The sauna drain is connected to the infiltration system.

The chimneys were inspected a year ago (the document is available), and four stoves are allowed to be used in the house. There are three working ovens on the first floor and one heating oven on the second floor. One chimney needs chimney lace repair. A large pot shed has been built and has been approved by the chimney sweep. The basement under the house is not renovated.

The surroundings of the property are maintained. Dangerous trees have been removed and the ground has been designed so that rainwater moves away from the building. New doors have been installed on the front facade of the main building, made according to the old appearance based on historical photos. There are also replica window trims (not installed) that remain with the buyer. Special conditions, color chart and digitized drawings have been ordered.

The building has plenty of space, 552.9 m². There are plenty of rooms on the first and second floors, 11 rooms in total, plus 2 kitchens (on the 1st and 2nd floors), 3 verandas and other pantries, storage spaces, a toilet, a shower room and an attic.

The adjacent buildings are a small stone sauna (27.1 m²), a cellar (16.8 m²) and a former barn (98.4 m²) in satisfactory condition. The sauna is usable, but is expected to need updating to meet modern expectations. The woodshed needs a new roof.
